PHILLIPS MOBILE HOME SITE AFFORDABLE HOUSING

Located between Aspen and Basalt along the Roaring Fork River, the Phillips Mobile Home Park Redevelopment reimagines an affordable housing community in the Roaring Fork Valley. The project transforms an aging mobile home park into a resilient, mixed-housing neighborhood that preserves affordability, upgrades the site and infrastructure for existing residents, and enhances safety and environmental stewardship.

KEO studioworks, led by the design architect, led a redevelopment masterplan and architecture strategy that responds to the site's steep terrain, riverfront setting, adjacent agricultural lands, and connection to the Rio Grande Trail. The plan includes 45 new homes while retaining 28 existing mobile homes. New units are clustered into four areas to moderate the perceived density and preserve the site’s rural character. Housing types include duplexes, triplexes, and stacked flats, creating a diverse and attainable residential community.

Through thoughtful planning and context-sensitive design, the redevelopment creates a more sustainable and resilient neighborhood that supports the long-term housing needs and lasting livability within one of Colorado's most desirable mountain valleys.
