Pathfinder Rural Housing Neighborhood

San Miguel County engaged KEO Studioworks to evaluate and master plan several county-owned parcels, including the Pathfinder gravel pit, for future workforce housing development. The project envisions a phased transformation of the active gravel site into a mixed-income residential community with a broad range of unit types and sizes, integrated with limited commercial uses and transit-oriented access points. Planning emphasizes balancing efficient site access with a calm residential environment, while strategically locating amenity and community spaces to support viability and convenience.

Initial site grading and infrastructure preparation are anticipated to begin in 2025, establishing roads, building pads, and overall site readiness. As gravel operations are gradually phased out, final building locations will be refined based on soil conditions and site stability.
