VCA TRANSIT STOP

In 2022, the Town of Mountain Village partnered with KEO studioworks to launch a transit upgrade initiative: to reimagine and modernize the communities’ network of bus and transit stops. The goal was to create a more functional, welcoming, and visually cohesive transit experience meeting the evolving needs of residents, Visitors, and the regional bus system. In 2024, the first transit stop at the village entrance was completed, strategically chosen to meet growing demand fueled by nearby affordable housing and school bus routes. The new transit stop reflects a thoughtful integration of form and function. The shelter itself is constructed from materials selected for their long-term durability and ability to harmonize with the contemporary mountain aesthetic that defines Mountain Village.
RIVERFRONT VILLAGE
Ridgway, CO




The four-acre site is located in Ridgway, at the intersection of travel routes to Ouray and Telluride, alongside the Uncompahgre River. The design extends a key pedestrian route, connecting the town’s river crossing with Riverfront Village residences and commercial area. The new neighborhood includes 38 units: 10 townhomes and 28 condominiums spread across 10 buildings. A commercial building along Highway 550 acts as a buffer between the road and the private residences. The housing is designed to maximize green space and natural light. Residential parking is located in garages beneath the units, allowing the main living spaces, facing southwest toward the river and mountains, to enjoy elevated views. The development also includes 4 deed-restricted units, designated open space, and river and landscaping enhancements along the town connector trail. CENTRAL PARK TOWNHOMES
Arvada, CO





KEO studioworks was retained by Treehouse Development to provide architectural design and construction administration services for this 48-unit for-rent townhome project in downtown Arvada. The project is developed on a parcel close to Olde Town Arvada, the light-rail system, and Ralston Central Park to embrace pedestrian connections. The townhomes feature a ground-level garage, an open floor plan, and living, kitchen, and dining areas on the second level, with bedrooms located above. The entry and stairs connect all levels, culminating at the roof deck for each unit, which provides outdoor living with views of the plains to the east and the mountains to the west.

THE CONFLUENCE, HABITAT ROARING FORK

This site offers an exceptional location within walking distance of Downtown and directly adjacent to the river park, trails, and recreational amenities, making it ideal for families and community connection. The City generously donated this parcel to Habitat for Humanity to support local affordable housing efforts. The development includes four 2-bedroom units and two 3-bedroom units. The units were designed from the beginning to enable both site build and modular. The benefits of cost and less site construction lead to the modular build by Vederra. Early in the design process, the team explored several site layout options, including a single consolidated structure. Through this exploration, a multi-building approach emerged as the preferred solution. Organizing the project as two buildings, connected by landscaped pathways, allowed the development to better reflect the scale and character of the surrounding neighborhood. The configuration of separate structures creates distinct unit entries, enhancing a sense of ownership. Additional advantages include improved natural daylight within the units, opportunities for private outdoor decks, and shaded access ways and landscape areas adjacent to each unit. The resulting plan balances density, livability, and community-minded design while strengthening the neighborhood fabric.

TOWERHOUSE TOWNHOMES
Spread across two parcels and three lots, this project delivers 28 affordable housing units along with 3 market-rate townhomes, which serve as a funding mechanism for the development. The primary affordable housing units are located along Colorado Boulevard, Telluride’s main street, at the town’s entry point, just west of the Historic Overlay Zone. This prominent location required a sensitive and context-aware design approach. The larger of the two buildings contains 20 units and takes advantage of the site’s slope to include a full podium level of parking below. A shared podium parking strategy was also implemented beneath the townhomes, enabling feasible density for the smaller portion of the site, known as the Towerhouse site. KEO led the architectural design with a contextual approach, facilitating a smooth review and approval process through the Historic Architectural Review Committee (HARC) during both schematic design and design development phases.

VIRGINIA PLACER PHASE 2 - WORKFORCE HOUSING
Telluride, CO



Building on the success and framework of the Virginia Placer Phase 1 development, Phase 2 introduces an additional 20 residential units arranged within two buildings. This expansion continues the community vision established in Phase 1, providing attainable housing, expanding the neighborhood and connectivity to town, and further emphasizing the relationship of the development with the natural landscape. The siting and massing of the Phase 2 structures follow the scale and material in Phase 1 principles within the context of the steep hillside to the south and wetlands to the north. Working within the same carefully defined development envelope, the new buildings are positioned to reinforce walkability, shared outdoor spaces, and a cohesive neighborhood feel. The buildings feature efficient unit layouts oriented to capture natural light and views toward the valley floor and adjacent open space. The upward roof gestures and stepping forms respond to the topography and echo the character of the Phase 1 structures, while continuing the architectural language of shed rooflines and stepped massing. Designed as a natural extension rather than a standalone addition, Phase 2 strengthens the emerging neighborhood fabric, balancing its more rural context while providing additional housing in walkable reach to town.

SUNSET LANE, NEIGHBORHOOD INFILL

Located within the Taos Historic District, this development completes a set of previously platted lots adjacent to established neighborhoods, all within walking distance of Taos Plaza. The architectural design adheres to the Taos Pueblo Style and is approved by the Historic Preservation Commission. The design thoughtfully incorporates elements from neighboring structures and historic residences to ensure the new homes seamlessly blend into the historic context. The project includes three single-family homes, each offering unique bedroom and amenity configurations to complement the surrounding neighborhood and broaden market appeal. The townhomes have been consolidated onto a single lot, allowing for a shared rear parking area and enhanced street-facing landscaping. All buildings are designed as off-site modular construction, minimizing on-site disruption and offering significant cost and time savings.

ON THE BOARDS
ILIUM - ON CALL HOUSING
San Miguel County, CO


After a site feasibility analysis of several potential County sites, the team evaluated the most project-ready site to fill the need for on-call apartments. The Ilium Housing site is moving forward with a full architectural and engineering scope, including comprehensive coordination with civil, structural, and MEP engineering teams, while ensuring alignment with all applicable Land Use. The project consists of a 2,500 SF two-story housing building featuring five studio units dedicated to supporting San Miguel County Sheriff's Office personnel. Located on a 0.89-acre parcel in Ilium Valley, the project strengthens essential public workforce housing in a rural, high-cost mountain community. The steep slopes and debris flow analysis has led to some cost-effective approaches to the site challenges. The design integrates the potential options of modular construction or conventional wood framing. The units and structure are designed to modular standard for the flexibility of either direction as may be dictated by budget in the CMGC pricing stages. Site improvements will address steep hillside and access conditions, including retaining walls, grading, circulation refinements, and pedestrian connectivity.
